shared costs, and shared responsibility.

What to Review Before Buying a Condo
- Bylaws & rules: pets, rentals, short-term rentals, renovations, move-in/out rules
- Condo fees: what’s included, what’s not, and how fees compare to similar buildings
- Reserve fund / reserve study: future repairs and whether funding looks adequate
- Financial statements & budget: overall health, arrears, and spending patterns
- Meeting minutes: recurring issues (leaks, envelope, elevators, parkade, disputes)
- Insurance: building coverage + deductible amounts and owner responsibilities
- Special assessments: history and risk of upcoming assessments
Condo Fees: What You Should Ask
- What utilities are included (heat, water, electricity)?
- Do fees include parking/storage or are those extra?
- Are there amenities that increase operating costs (gym, concierge, elevators)?
- Have fees risen quickly in the last few years?
- Is the reserve fund appropriate for the building’s age and systems?
Insurance & Deductibles (Often Overlooked)
Condo corporations can have large deductibles (especially for water-related claims).
You’ll want to understand:
- Deductible amounts and the most common claim types
- When unit owners may be responsible for deductible costs
- What your personal condo policy should cover
Always confirm insurance details with your insurer and legal professional.
Red Flags (What I Watch For)
- Low reserve fund or reserve study showing major shortfalls
- Repeated mentions of water leaks, envelope issues, or structural concerns
- Frequent disputes/litigation or poor communication in minutes
- High arrears (many owners behind on fees)
- Special assessments that keep happening
