What to Review Before You Buy
When buying a condo, reviewing documents is essential. Here’s what we typically focus on:
- Condo corporation financial statements and budget
- Reserve fund / reserve study and planned projects
- Bylaws, rules, and any restrictions (pets/rentals/renos)
- Meeting minutes (board + AGM) for recurring issues or upcoming repairs
- Insurance certificates and deductible amounts
- Any known or pending special assessments
Condo Fees: What “Good” Looks Like
A “low fee” isn’t always better. The right question is:
Does the building have enough money to maintain itself properly?
- What utilities are included (heat, water, electricity)?
- What amenities exist (gym, concierge, parking, storage)?
- Is the reserve fund adequate for major components (roof, elevators, envelope)?
- Have fees been stable or rising quickly?
Red Flags to Watch For
- Very low reserve fund or reserve study showing big shortfalls
- Frequent mentions of water leaks, envelope issues, or elevator problems
- High insurance deductibles without clear owner responsibility info
- Multiple special assessments (past or planned) without strong justification
- Rental restrictions or short-term rental issues that don’t match your plan
